3.) Is there any seasonality to the market?

Peak selling seasons can vary in different areas of the country, weather has a lot to do with it. For example, late spring and early fall historically is a favorable selling time. Houses tend to "show" better during those months.
 
Keep in mind that there is also an influx of inventory during this time, so expect  more competition.
So while there is seasonality in the real estate market, it's not something that should govern your decision on when to sell.
